02 / In plain words
What Cyprus stamp duty means
For many years Cyprus charged stamp duty (in Greek τέλη χαρτοσήμου) on signed contracts, including property sale contracts. The amount depended on the price in the contract.
From 01.01.2026 stamp duty on contracts was abolished by Law 239(I)/2025 as part of the 2026 tax reform. New property deals no longer pay it.
Older estimates and websites still show a "stamp duty" line worth thousands of euros. For a contract signed in 2026 that line is out of date. The other costs of the deal remain: VAT or transfer fees, the contract deposit and the lawyer.
A simple example
A client received an old estimate with a "stamp duty" line. The contract is signed in 2026, so the line was removed and the budget recalculated with VAT and state fees.
