02 / In plain words
What Commercial property for Cyprus PR means
Commercial property for PR (option B of the criteria) means buying offices, shops, hotels, similar property or a combination for €300,000. Unlike housing, resales are allowed here.
The tax depends on the property. New commercial property carries 19% VAT on the full price. On a resale a transfer fee is paid instead of VAT: at €300,000 this is €8,600 versus €57,000 VAT. But from 01.09.2026 a building used for less than 18 months counts as new, and 19% VAT applies again.
Two points to note. Under option B you must separately show a home in Cyprus: a title, a paid contract or a lease. And non-EU citizens face the Cap. 109 limit: a home and a shop up to 100 m², or a home and an office up to 250 m², while a separate office or a larger area needs a separate administration decision.
A simple example
A client buys two resale shops in Limassol for €300,000 and rents a flat. The building is 6 years old, so a €8,600 transfer fee is paid, not €57,000 VAT. With the deposited contract and the lease, the family applies for PR.
