02 / In plain words
What Cyprus PR government fees means
Cyprus PR government fees are paid to the Migration Department when you file. The amounts are published by the state and do not depend on which investment option you choose.
The main application, covering the applicant, the spouse and children under 18, costs €500. Add €70 for the alien registration (ARC) of each person. A student aged 18-25 or an adult child files their own application and pays another €500 + €70. Adding a family member to a permit already issued costs €50 + €70.
Alongside come the property fees at the Department of Lands and Surveys: contract deposit €50, search certificate €10-20, title certificate €5. The purchase permit for non-EU buyers is free, and there is no stamp duty on contracts from 01.01.2026. Health insurance is paid every year.
A simple example
A couple with a 12-year-old son and a 20-year-old daughter studying at a university abroad. Main application: €500 + 3 × €70 = €710. Daughter's application: €500 + €70 = €570. Total government fees €1,280, plus the Land Registry fees on the purchase.

05 / Key facts
What matters
01Formula
€500 + €70 × people
A couple with two children under 18: €500 + 4 × €70 = €780. A student aged 18-25 adds another €570.
02Later
€50 + €70
A child is born or you marry after getting PR: adding them to the permit costs €50 + €70 ARC.
03Property
€50, €10-20, €5
Contract deposit, DLS search certificate and title certificate. No transfer fee if the seller charged VAT.
04Insurance
Every year
A policy from a Cyprus insurer for every family member is renewed each year unless the family is in GESY.
Common mistakes
Counting the fee per adult and per child
The €500 covers the whole main application, not each person. Only the €70 ARC is per person.
Forgetting the student's application
A student aged 18-25 files separately: €500 + €70, not just a line in the parents' form.
Leaving insurance out of the budget
Health insurance is needed at filing and every year after. Include it from the start.
