How the UAE Golden Visa works

The UAE has issued long-term residence visas to property investors since 2019. The threshold is a property worth from 2,000,000 dirhams; the visa is issued for ten years at once and renewed while the property is owned. There is no requirement to live in the country permanently, but the status has to be maintained by entries.

The Emirates are not taken for European visa-free travel — this visa does not give it. They are taken for the taxes, the speed and the banking infrastructure at the junction of Europe and Asia.

The thresholds are given in UAE dirhams under the requirements of the ICP and the land departments. On top of the investment come the land department registration fees, the visa fees, the medical check and the Emirates ID for each participant, and the upkeep of the property. This is a preliminary calculation, not a decision of a state authority.

How the UAE Golden Visa process works

STEP 1

The preliminary check

We go through the situation: citizenship, the family composition, the source of funds, the plans for tax residency. We calculate the all-in budget before any costs.

Finding and checking the property

The property has to fit on price and status. We check the developer, the documents, any encumbrances and the land department valuation.

STEP 3

The transaction and registration

The purchase is registered with the emirate’s land department and the registration fees are paid. Some transactions are done by power of attorney.

STEP 4

The Golden Visa application

We file the documents for the residence visa with proof of ownership. The processing is short — 1-2 months from the transaction to issue.

STEP 5

The medical check and biometrics

The applicant takes the medical examination and gives biometrics in the UAE. That is the only part requiring personal presence.

The visa and the Emirates ID

2019-05-21

Long-term residence visas for 5 and 10 years were introduced for investors, entrepreneurs and specialists.

2022-10-03

The threshold for property investors was set at 2,000,000 dirhams; off-plan property and mortgage purchases were allowed on certain conditions.

2023-06-01

A corporate tax of 9% was introduced for companies with profit above the set threshold. There is still no personal income tax.

Answers to common questions

The Emirates ID is a resident’s internal identity card. It is arranged after the visa is approved: the biometrics, the medical check and the issue of the card usually take a few working days. Without it you cannot open a bank account or get a phone line, so we run that step together with the visa.

An account with a local bank is convenient — and sometimes necessary — for paying the upkeep of the property and the utilities. The banks check the origin of funds and the connection with the UAE, and some require a personal visit. We prepare the file in advance — it is a separate service, and no intermediary can guarantee an account is opened.

Yes, an owner may let their home. The contract is registered in the emirate’s system and the income is declared under the rules of your country of tax residency. Preparing the property, finding a tenant and controlling the payments can be taken on under a separate agreement.

No. The visa gives the right to live in the country, but tax residency is confirmed separately — by days of presence and the availability of housing, with a certificate issued. While you remain a resident of another country, its rules continue to apply. We go through this before the transaction.

The visa is renewed while the grounds are kept: the property in ownership and compliance with the requirements as at the date of renewal. The conditions of the programme may change — so before renewal we check the current rules rather than relying on those in force at filing.

Parents and other relatives can be arranged on separate sponsored visas if the requirements as to income and housing are met. That is not part of the basic investor pack: we go through the family composition and the possible visas at the consultation.

The requirements as to the form of ownership are strict: as a rule the property must be registered to the applicant as an individual. Ownership through a company is considered separately and does not always qualify. We check this before the deposit is paid, because a mistake at that step costs the whole transaction.

Residence visas carry a requirement not to be absent from the country for longer than a set continuous period — otherwise the status may be cancelled. For the golden visa the rules are milder than for ordinary residence visas, but the entries still have to be watched. We give the exact periods for your type of visa.

Payments usually go in dirhams, and the transfer goes through the developer’s bank or an escrow account for new builds. The banks check the origin of funds, so we prepare the documents in advance — otherwise the payment gets stuck in compliance.

There is no capital gains tax for individuals in the UAE, but the emirate’s land department fees are paid on the transaction. We work out any tax consequences in your country of residency separately — that is where the question most often arises.
