How we work with real estate

Buying abroad is more than the price of the unit. It is ownership in a foreign legal system, cross-border payments, taxes in two jurisdictions and, often, an application for residency or citizenship. We run the purchase as a legal project.

The task first, the unit second

We define what the purchase must deliver: status, income, a home for the family or capital protection. The answer determines the country, the type of property, the ownership form and the payment structure. Only then do we show options.

Verification before money

Title, encumbrances, the seller or developer, building permits, the contract and the payment schedule are checked before the first transfer. No deposit is paid before verification.

Purchase and status in one place

If the purchase leads to residency or citizenship, program requirements are built in from day one: a qualifying property, the form of payment, source-of-funds documents. One team runs both the deal and the status application — the property and the paperwork never drift apart.

What we verify before money is paid

The verification standard is the same in every country. Only the registries and documents differ.

Who actually owns the property, and whether there are mortgages, liens, debts or third-party rights. Checked against the state registries of the country of the deal.

Seller and developer

The seller’s authority, litigation history, the developer’s financial standing and delivery track record — before the contract is signed.

Permits and property status

Building permit, compliance with the approved design, commissioning, land designation. For off-plan units — the mechanism protecting the buyer’s payments.

Contract and payment schedule

The contract is read by a lawyer on the buyer’s side: price, deadlines, penalties, guarantees, termination terms. Amendments are agreed before signing.

The money route

Cross-border transfer, currency rules, source-of-funds confirmation. The payment is structured so the seller’s bank accepts it and the status program recognizes it.

Program compliance

If the goal is residency or citizenship, the property and the deal structure are checked against program requirements before the purchase, not after.

How the deal runs

The sequence is the same whether you buy for living, income or status. Timelines depend on the country and the property type.

Task and budget

A consultation: what the purchase must deliver, the budget, the constraints. The result is one or two countries and a property profile.

Property selection

A shortlist built for the task: market, developers, resale units. For each property — the price, deal costs and, where relevant, compliance with the status program.

STEP 3

Verification

Legal verification of the chosen property, the seller and the contract under the standard above. A written report with risks and a recommendation.

STEP 4

Deal structure

Who takes title, how the money moves, which taxes arise on purchase and ownership. A bank account in the country of the deal where needed.

STEP 5

Closing

Contract, notary, title registration. In countries with a mandatory local lawyer or agent we engage licensed partners and say so in advance.

STEP 6

After the deal — property management

Taxes, insurance, utility contracts — and then the full cycle: letting, maintenance and upkeep, owner reporting, and a resale when needed. If the purchase leads to status — we file the residency or citizenship application and support it until the decision.

The support fee is fixed by contract before work starts and depends on the country and the scope of the task.

Answers to common questions

No. A purchase is only the basis for an application in countries where such a program exists. The state reviews the application: source of funds, the applicant’s background and the property’s compliance with program rules. We check compliance before the deal so a refusal never comes as a surprise.

In most countries — yes, by power of attorney: selection, verification and closing can run without your presence. Some steps — opening a bank account, filing for status, collecting the residence card — may require a personal visit. We tell you exactly what is needed before we start.

Under a single standard: title and encumbrances in state registries, the seller’s or developer’s authority and standing, building permits, the contract and the payment schedule, the money route. The result is a written risk report before any deposit is paid.

It depends on the country of the deal and the seller’s bank: currency rules, source-of-funds requirements and the payment route are checked in advance. For status programs the form of payment is part of the requirements: a wrong payment can disqualify the deal.
