02 / In plain words
What Cyprus PR means
Cyprus permanent residence by investment is a permanent residence permit granted for an investment in real estate from €300,000. The conditions, timelines and requirements on family composition are checked for the specific situation.
The key advantages are speed and stability: the status is obtained relatively quickly and issued indefinitely (subject to the conditions), without requiring permanent residence on the island. Besides the real estate investment, a stable foreign income must be evidenced. Cyprus is attractive for its climate, English in the business environment and its status as an EU member.
It is important to understand the nuances: this is PR, not citizenship — no passport is issued under this programme, and the path to naturalisation requires separate conditions and time. In addition, Cyprus is not yet part of the Schengen area, although it is moving towards joining. We help choose a suitable property, evidence your income and obtain the status, and plan the next steps.
A case from practice
A family wants a permanent status in an EU country without having to relocate. We choose a new property from €300,000, check it and evidence their foreign income. The family quickly obtains indefinite Cyprus PR. We explain frankly that it is not a passport and that Cyprus is not yet in Schengen.

05 / Key facts
Key facts
01Investment
From €300,000 excluding VAT
The applicant transfers funds from their own account abroad to the seller's account in a Cyprus bank. The €300,000 must be paid and the contract registered before you apply.
02Where to invest
New homes, commercial property, a company or a fund
Most buyers choose a new home from a developer: first sale, up to two properties, VAT on top. Commercial property can also be resale.
03Family income
€50,000 a year + €15,000 spouse + €10,000 per child
This comes on top of the investment, not instead of it. The applicant proves income with a tax return or an auditor's certificate.
04Keeping the status
Monitoring and visits to Cyprus
Each year you confirm the investment and health insurance. The first visit is due within a year of approval, and two years in a row away means losing the status.
Common mistakes
Treating Cyprus PR as citizenship and an EU passport
PR gives you the right to live in Cyprus; the programme does not issue a passport. Citizenship is a separate route with its own conditions and timeline.
Expecting visa-free Schengen travel
Cyprus is not yet in the Schengen Area. Travel to Schengen countries follows the rules for your passport.
Paying from a Cyprus account or someone else's account
Funds must come from the personal foreign account of the applicant, the spouse or their company, straight to the seller's Cyprus bank account. Any other payment puts the application at risk.
