What Short-term rental licence means
A short-term rental licence is the registration of a home for holiday letting with the Cyprus Deputy Ministry of Tourism. Without it you cannot let a flat to tourists through booking platforms.
Once registered, the home gets a number that must appear in every listing. According to our data, registration costs €222 for 3 years, liability insurance is required, and a listing without a number risks a fine of up to €5,000. We confirm the exact property requirements with the ministry before filing.
Rental income is taxable: tax is calculated on 80% of the income, and residents also pay 2.65% to GESY. An annual tax return is required. For an owner with PR, rental income is a legitimate source of money, but the letting itself must follow the rules.
A simple example
A client got PR through a flat in Paphos and wants to let it to tourists while living abroad. We arrange insurance, register the flat with the tourism ministry and put the number in the listings. An accountant files the tax return once a year.
