02 / In plain words

What Division permit means

A division permit (also called a separation permit) allows the single title of a plot to be split into separate titles for each flat or house. Until the division, the whole project is registered as one plot.

Division is the last link in the chain of permits before a separate title: planning permit, building permit, certificate of final approval, division. Only after it does the DLS issue a title for your flat and register the transfer.

Division does not affect PR: a deposited contract and €300,000 paid are enough. But for an owner it is about protecting the right, so we check before purchase where the chain stands and track the developer's timelines.

A simple example

A building in Larnaca is completed and the certificate of final approval is issued. The developer obtains plot division, and a few months later the DLS issues the title for the flat of a client who already lives in Cyprus on PR.

Final approval and plot division come first. This takes months, sometimes years.

Not checking encumbrances on the plot

The developer's mortgage must be released for your flat. The lawyer checks the search certificate.

Not depositing the contract while there is no title

The deposit protects the buyer until the title. We file the contract straight away.
