Investing in real estate from 300,000 euros is only half the battle. The second, on which every third applicant stumbles, is a stable annual income from sources outside Cyprus: 50,000 euros for the main applicant, plus 15,000 for a spouse and 10,000 for each child. We will analyze point by point where this income can come from, what documents it is closed with, for what period the Ministry of Internal Affairs of Cyprus looks at it and why a bare bank statement is almost never enough.
Briefly: how much income is needed and why is this the second half of the application?
Cyprus permanent residence under an accelerated procedure Regulation 6(2) (Category 6.2) is supported on two supports. The first is real estate investment from 300,000 euros + VAT. The second, no less important, is the proven annual income from sources outside Cyprus. Without a second support, even a perfectly executed apartment purchase does not help: the Ministry of Internal Affairs refuses because it does not see how the family will live without burdening the local labor market and the social system.
The basic numbers for 2026 are simple and essentially unchanged:
- 50,000 euros per year - per main applicant;
- +15,000 euros - for a spouse;
- +10,000 euros - for each dependent child (children are counted up to 25 years of age if they are financially dependent and do not work).
A family of four (two adults and two children) thus shows at least 50,000 + 15,000 + 10,000 + 10,000 = 85,000 euros annual income. This is not a one-time receipt and not an account balance - it is a stable, repeating, documented flow. What does Cyprus mean by income: not an account balance, but a flow
The main mistake in the head is to confuse capital and income. Money for the purchase of real estate and the origin of these funds is a separate story (we analyze it in the guide on confirmation of the source of funds). The income requirement is about something else: about what the family has regular, renewable source of money, which will continue to work after the move.
The Ministry of Internal Affairs of Cyprus evaluates income according to three criteria simultaneously:
- Regularity. Income must be recurring - monthly salary, quarterly dividends, annual pension. One large transfer in December last year is not considered income.
- Stability. The picture over the past year should look consistent and not just a random blip. Highly fluctuating income (especially trading) requires averaging over several years.
- Confirmability. Each euro must be covered by an official document, and not just reflected on a bank statement. The statement shows that the money came; the declaration and agreement show where and for what.
In other words, income is a stream that has a name, a source, and a tax trail. If there is a flow, but it does not have a name (incomprehensible receipts without a reason), it is not counted and in itself raises questions from the inspectors.
Critical: income must come from sources OUTSIDE Cyprus
This requirement is so often underestimated that we put it in a separate section. Counts under Regulation 6.2 only income whose source is outside Cyprus. The logic is simple: the program is addressed to wealthy foreigners who bring capital to the island and do not apply for local jobs.
What does this mean in practice:
- Salary from a Cypriot company to offset income for permanent residence doesn't work. Moreover, under this program you initially do not receive the right to work for hire in Cyprus.
- Dividends from a Cyprus company are also a controversial story; The source of income for the purposes of 6.2 must be foreign entities.
- Apartment rental in Cyprus with income for application doesn't count - the source is on the island.
- But a salary from an employer abroad, a pension from another country, dividends from a foreign company, interest on deposits in foreign banks, rental property abroad and profits from a foreign business - all this good.
An important nuance: the money must really credited to the applicant's account - it’s most convenient to use a personal account opened in Cyprus so that the inspector can see the incoming flow. The source is abroad, the recipient is you. If the income is formally foreign, but comes to the account of your own Cypriot company and is then “lost”, this will raise questions.
Where income can come from: six working sources
The law does not limit you to one type of income - on the contrary, it allows you to add different sources, as long as they are all foreign, regular and confirmed. Six main categories:
- Salary for employment abroad. Employment contract with a foreign employer plus income certificates and tax returns.
- Pension. A state or corporate pension from any country is one of the “cleanest” types of income loved by inspectors: stable, predictable, and easily confirmed.
- Dividends. Distribution of profits of a foreign company where you are a shareholder or beneficiary. Closed with corporate documents and payment protocols.
- Interest on deposits and bonds. Income from deposits and securities in foreign banks and brokers.
- Income from rental property abroad. Lease agreements plus proof of income and tax reporting on this income.
- Profit from business abroad. The income of an individual entrepreneur or the profit of a company that you receive as an owner.

How to confirm each type of income: a document for each euro
Main rule: for each source - its own package of documents, not a universal bank statement. A bank statement only works as proof that the money actually arrived; it is always paired with a supporting document. Let's break it down by type.
Salary. Employment contract, income certificates from the employer and the official tax return of the country of residence (in Russia this is 2-NDFL / income certificate and 3-NDFL declaration; in other countries - the local equivalent). Plus statements of the account to which the salary is received.
Pension. A certificate from the pension authority about the assigned pension and its amount, plus statements with regular deposits. If the pension is taxable - tax return.
Dividends. Corporate documents: charter / extract from the register confirming your participation, decision (minutes) on the distribution of profits and payment of dividends, and confirmation of actual payment. If the structure is multi-level, prove that you are the beneficiary (UBO).
Interest on deposits. Deposit agreement / brokerage report and statements of accrual and receipt of interest.
Rent. Lease agreements for foreign real estate, documents on ownership of it, confirmation of receipt of rental payments and tax reporting on rental income.
Business. Company financial statements, corporate documents, tax returns - personal and company. If possible, certified by an auditor.

For what period do they look at income and what is stability?
Base valuation horizon - last completed year: He usually has a complete tax return and closed bank statements. But they look not only at the number, but at stability of the picture. Therefore, in practice, strong bids show history behind 2-3 years, so that the income does not look like a successful one-time year, but like a stable stream.
Why is this important:
- If the income last year was 90,000 euros, and the year before - 20,000, the inspector will ask what happened and whether the flow will drop again after receiving permanent residence.
- For income with natural fluctuations (business, trading), averaging over several years is not a whim, but a way to prove that the average level is consistently above the threshold.
- Pensions and long-term leases benefit from their predictability: they are easy to confirm “in advance” and do not raise questions about the future.
The freshness of the documents is also important: bank statements and certificates must be current at the time of filing (usually no older than several months), and tax returns must be for the last reporting period.
Combined income of spouses: how to add correctly
One of the most common practical questions is: does the entire €50,000 have to be in the name of the main applicant, or can the spouses' income be added together? Answer - family income is estimated cumulatively. The required supplements (15,000 for a spouse, 10,000 for a child) are an increase in the general limit, and not an obligation to show separate income for each family member.
What does this give in practice:
- If the main applicant has 40,000 euros and the wife has 30,000, their combined 70,000 confidently exceeds the bar for a couple (65,000).
- The spouse’s income is confirmed by the same documents as the main applicant’s income: his own tax return, his own contracts, his own statements.
- There is no need to show separate income for dependent children - the supplement of 10,000 euros per child simply raises the total threshold, which is covered by the total income of the parents.
However, it is reasonable for the main applicant to have a significant share of the income: he is the central figure of the application. The ideal design is when the main income rests confidently on the main applicant, and the spouse’s income is a pleasant gain, bringing the family with a reserve for the required amount.

I regularly see wealthy families who have enough money with a large margin, but the application stalls because the income is “not packaged”: trading was brought in with screenshots instead of an audit, dividends - without a payment protocol, American forms - without an apostille or, worse, with an apostille from the wrong department. And a separate pain is income from Cyprus: a person sincerely believes that the rent of his Cypriot apartment will be counted, but it does not count in principle. Therefore, I always advise starting not with the purchase of real estate, but with a audit of income: cross out everything Cypriot, find a supporting document for each remaining source and look at the picture for two or three years through the eyes of an inspector. If this work is done in advance, the application goes smoothly. If you leave it for later, you end up with requests, revisions and lost months where there was more than enough money.”
Income from cryptocurrency and trading: audit, not bare statements
Cyprus is one of the few jurisdictions that is friendly to crypto and trading income, but that is why the requirements for its registration are the strictest. A bare statement from an exchange or brokerage account does not work here: the examiner sees the flow, but does not understand its origin, legality, or sustainability.
What Cyprus wants to see in terms of income from trading and cryptocurrency:
- Consolidated audit report. Not a set of screenshots of transactions, but a document compiled by an independent auditor showing the annual result and the average level of income for the period.
- History of entry into the asset. For crypto - bank statements from previous years confirming the initial purchase of coins for fiat (euro/dollars). This closes the question of “where did the assets even come from?”
- Tax trail. Declarations of the country of tax residence where income from transactions with digital assets is reflected and taxed.
- Averaging over several years. Due to volatility, one profitable year is not considered stable income - you need a picture for 2-3 years.
Practical conclusion: trading and crypto cannot be carried “as is” - they need to be turned into audited, tax-documented income in advance, before serving. This is the most common source of revisions and delays for such applications.
US Income: Forms 1040-NR, K-1 and Apostille
Applicants with US income are a different story. Cyprus accepts income from the US, but requires it to be processed through standard IRS tax forms and legalized.
Key documents:
- Form 1040-NR - tax return of a non-US resident. A basic document showing income and taxes paid.
- Schedule K-1 - for those who receive income through partnerships, LLCs or S-corporations: K-1 shows your share of the profits in the structure.
- Apostille. Tax forms and related documents are certified with an apostille for use in Cyprus.
Subtleties with the apostille of American documents are a common cause of delays. Federal documents (including IRS tax forms) are apostilled through the federal Department of State, and state documents are apostilled through the Secretary of State of the appropriate state. Sending the paper “to the wrong place” is the most common reason for refusal of an apostille. Therefore, it is better to plan the legalization route in advance, and not a week before filing.
How to check your income in advance: a tax consultant's view
Before launching the program, income should be “passed” through the same filters as the inspector of the Ministry of Internal Affairs. You can do this yourself based on three questions.
- Where is the source? Take each income stream and answer where its source is. Mentally cross out everything that comes from Cyprus - it does not count. If, after deleting, there remains less than the threshold, you need to either connect foreign sources or restructure the income.
- What does it close with? For every euro there must be a supporting document, and not just a line in the statement. If for some flow there are only bank receipts, this is a weak point, it needs to be strengthened with a declaration, agreement or corporate papers.
- What does it look like in time? Look at 2-3 years of income through the eyes of a skeptic. A straight line is good. A sharp peak in one year is an alarming signal that needs to be explained and averaged out.

Common reasons for refusals due to income
Most refusals and modifications based on income are predictable. Most common scenarios:
- Income from Cyprus. The applicant shows a salary from a Cypriot company or rent of a Cypriot apartment. A source on the island does not count.
- Bank statement only. There are receipts, but no supporting document (declaration, agreement, protocol on dividends). Money “without a name” does not solve questions, but creates them.
- One-time receipt instead of a stream. One large transfer is issued for annual income. There is no regularity - income is not confirmed.
- Instability without explanation. Sharp jumps from year to year without averaging or commentary.
- Crypto and trading “as is”. Screenshots from the exchange instead of an audit report and the history of entry into the asset.
- Shortage in family composition. They showed 50,000 for a couple with a child, forgetting about the allowances (you need 75,000).
- Problems with legalization. There is no apostille, the translation is not certified, the documents are out of date at the time of submission.
The good news is that each of these reasons is eliminated during the preparation phase. A case stuck due to formal quibbles is, if necessary, expedited by an official pre-trial claim (Legal Notice) addressed to the Minister of the Interior - but a well-assembled package, as a rule, does not lead to this.

Let's summarize all income requirements into one checklist. If you have a confident “yes” to each item, your income application is ready.
- Sum. The total annual family income exceeds the threshold: 50,000 + 15,000 for a spouse + 10,000 for each dependent child under 25 years of age.
- Source. All countable income is from outside Cyprus (salary, pension, dividends, interest, rent, business abroad).
- Regularity. This is a recurring flow, not a one-time supply.
- Stability. The picture has been stable over the past year, preferably 2-3 years.
- Foundation documents. Each type of income has its own package (declarations, contracts, corporate documents), and not just statements.
- Receipt to the account. The money actually comes to your personal account, conveniently opened in Cyprus.
- Special types. Crypto and trading - through an audit report; income from the USA - through 1040-NR/K-1 with apostille.
- Legalization. Translations and apostilles are ready, documents are fresh as of the date of submission.
If there is a “no” on some point, this is not a reason to postpone the program, but a specific preparation task. Most often, a wealthy family has income - it just needs to be “packaged” correctly.
