Thirdly, it is almost impossible for a foreigner to independently check everything: the authenticity of the TAPU (certificate of ownership), the absence of encumbrances and liens on the property, the agency’s license, the reputation of the developer, the legality of construction permits. Scheme 1: fictitious and inflated real estate

The valuation report for such a transaction is depicted as inflated, and on paper everything looks legitimate.

  • Double sale. The same property is sold to several investors under citizenship, taking advantage of the fact that buyers do not check the TAPU history.
  • Dummy object. They take money for an apartment in a project that is not completed, has not received permits, or even exists only in advertising.
  • An object with an encumbrance. There is a mortgage, lien or debts on the property that the buyer is not told about - after the transaction they become his problem.
  • Selling from the wrong seller. An object cannot be purchased under citizenship from a foreigner, from a spouse, or from one’s own company - the deal can be canceled and citizenship revoked.

"Turkish passport = Schengen and Europe." This is an outright lie that is caught most often. Türkiye is not part of the European Union or the Schengen area. A Turkish passport does not give the right to live and work freely in the EU and does not provide visa-free entry into Schengen. The passport has real strengths - such as access to an E-2 investor visa in the US, since Türkiye is an E-2 treaty country. For citizenship, this is doubly critical: payment under CBI must go only through a Turkish bank and be traceable, otherwise the investment will simply not be counted.

  • Request Yetki Belgesi's license number and check the agency on the Ministry of Commerce's TTBS government registry. No license - no conversation.
  • Make sure that the company has a real office, registration of a legal entity, history and reviews for several years, and not a one-day website.
  • Check whether the agent uses an independent Turkish lawyer who represents your interests, and not the interests of the seller.

Checking the developer and the facility:

  • Check the TAPU and the history of the property in the TKGM land registry: who is the owner, whether there are any arrests, mortgages or encumbrances, whether the property has been sold previously.
