Approach

How we work with real estate

Buying abroad is more than the price of the unit. It is ownership in a foreign legal system, cross-border payments, taxes in two jurisdictions and, often, an application for residency or citizenship. We run the purchase as a legal project.

First we establish the purpose of the purchase, the country and the ownership structure. Only then do we select the property and run the checks before any significant funds are transferred.

  1. 01The task first, the unit second

We define what the purchase must deliver: status, income, a home for the family or capital protection. The answer determines the country, the type of property, the ownership form and the payment structure. Only then do we show options.

  2. 02Verification before money

Title, encumbrances, the seller or developer, building permits, the contract and the payment schedule are checked before the first transfer. No deposit is paid before verification.

  3. 03Purchase and status in one place

If the purchase leads to residency or citizenship, program requirements are built in from day one: a qualifying property, the form of payment, source-of-funds documents. One team runs both the deal and the status application - the property and the paperwork never drift apart.

  4. 04Full cycle: from selection to resale

After the deal the property is not left unattended: we take it under management - letting, maintenance and upkeep, payments and owner reporting, and when the time comes we arrange the sale. No other contractors needed: consultation, purchase, status and property management - in one company.

The property is only part of the decision

The choice of the property is only part of the decision. Legal title, the ownership structure and the further use of the property matter no less.

Countries

Countries to start with

Core markets where a property purchase is linked to status. Thresholds are the minimum program requirements; the full deal budget is always higher once taxes and fees are added.

Your country is not on the list?

BRIDGES works with more than 40 jurisdictions. Tell us which country you are considering and for what purpose - we will propose suitable options and explain what has to be checked before the transaction.

  • Choice of country matched to the purpose of the purchase
  • Checks on the property, the seller and the documents
  • Ownership structure, taxes and the link with status

Properties in every country are in the catalogue with filters. If the right option is not there, a consultant will find it for your goal and budget.

Verification

What we verify before money is paid

The verification standard is the same in every country. Only the registries and documents differ.

  1. 01Title and encumbrances

Who actually owns the property, and whether there are mortgages, liens, debts or third-party rights. Checked against the state registries of the country of the deal.

  2. 02Seller and developer

The seller’s authority, litigation history, the developer’s financial standing and delivery track record - before the contract is signed.

  3. 03Permits and property status

Building permit, compliance with the approved design, commissioning, land designation. For off-plan units - the mechanism protecting the buyer’s payments.

  4. 04Contract and payment schedule

The contract is read by a lawyer on the buyer’s side: price, deadlines, penalties, guarantees, termination terms. Amendments are agreed before signing.

  5. 05The money route

Cross-border transfer, currency rules, source-of-funds confirmation. The payment is structured so the seller’s bank accepts it and the status program recognizes it.

  6. 06Program compliance

If the goal is residency or citizenship, the property and the deal structure are checked against program requirements before the purchase, not after.

The verification method is described in a separate guide - “How to check a property before buying”.

Ownership

How to hold property abroad

The ownership structure is established before the transaction, taking into account the country, the taxes, the purpose of the purchase and the plans for a future sale or inheritance.

  1. 01Personal ownership

Suits many residential properties and the simplest structures.

  2. 02Company

May be used for investment property, several owners or particular ownership and future sale objectives.

  3. 03Foundation / trust / other structure

Considered in individual cases for holding large assets, inheritance planning and an international capital structure.

The ownership structure is established before the transaction, taking into account the country, the taxes, the purpose of the purchase and the plans for a future sale or inheritance.

Discuss your task

How it works

How the deal runs

The sequence is the same whether you buy for living, income or status. Timelines depend on the country and the property type.

  1. 01Task and budget

A consultation: what the purchase must deliver, the budget, the constraints. The result is one or two countries and a property profile.

    1-2 meetings

  2. 02Property selection

A shortlist built for the task: market, developers, resale units. For each property - the price, deal costs and, where relevant, compliance with the status program.

  3. 03Verification

Legal verification of the chosen property, the seller and the contract under the standard above. A written report with risks and a recommendation.

  4. 04Deal structure

Who takes title, how the money moves, which taxes arise on purchase and ownership. A bank account in the country of the deal where needed.

  5. 05Closing

Contract, notary, title registration. In countries with a mandatory local lawyer or agent we engage licensed partners and say so in advance.

  6. 06After the deal - property management

Taxes, insurance, utility contracts - and then the full cycle: letting, maintenance and upkeep, owner reporting, and a resale when needed. If the purchase leads to status - we file the residency or citizenship application and support it until the decision.

The support fee is fixed by contract before work starts and depends on the country and the scope of the task.

Questions

Answers to common questions

No. A purchase is only the basis for an application in countries where such a program exists. The state reviews the application: source of funds, the applicant’s background and the property’s compliance with program rules. We check compliance before the deal so a refusal never comes as a surprise.

In most countries - yes, by power of attorney: selection, verification and closing can run without your presence. Some steps - opening a bank account, filing for status, collecting the residence card - may require a personal visit. We tell you exactly what is needed before we start.

Under a single standard: title and encumbrances in state registries, the seller’s or developer’s authority and standing, building permits, the contract and the payment schedule, the money route. The result is a written risk report before any deposit is paid.

It depends on the country of the deal and the seller’s bank: currency rules, source-of-funds requirements and the payment route are checked in advance. For status programs the form of payment is part of the requirements: a wrong payment can disqualify the deal.

Transfer tax, notary and registration fees, legal support, and in some countries agent fees and VAT. We calculate the full deal budget before the contract is signed: a breakdown of typical costs is in the “Purchase costs” guide.

No. We represent the buyer: we verify the property and the contract in your interest and support the deal until title registration. The terms and the fee are fixed by a contract with you before work starts.

The property stays under our care: taxes, insurance, utility contracts, letting and upkeep, owner reporting - and when you decide to sell, we arrange the sale. If the purchase leads to status, we prepare and file the residency or citizenship application and support it until the decision.
