Client's Story
Where they started
Denis works in blockchain, and his capital, like many in this sector, is in USDT (a stablecoin pegged to the US dollar). He selected an off-plan villa (property under construction) on Palm Jumeirah for approximately 3.5 million dirhams and planned to obtain a Golden Visa for it. The funds were earned through cryptocurrency.
Why the standard route did not work
Here he encountered a UAE regulation: direct cryptocurrency payment for real estate is prohibited - the regulator forbids it. In other words, it is impossible to simply transfer USDT to the developer. The cryptocurrency must be converted to dirhams, but in such a way that both the developer and his bank accept the funds without questions.
What BRIDGES had to solve
There is an important nuance here. If USDT is converted arbitrarily and the funds are presented, the developer's bank will not accept them: there is no transparent, legal trail. Cryptocurrency capital must be processed through a licensed channel - one that is accredited to work with real estate - to obtain a clean, recognized payment on the output.
Why a standard answer would not do
Denis approached BRIDGES, understanding that the task was not merely to "exchange USDT," but to legally process cryptocurrency capital as payment for real estate: through a licensed Crypto-to-Fiat gateway with proper accreditation, with dirhams credited to escrow and receipt of a Manager Cheque, which the developer would accept without hesitation.
All my capital is in USDT, and in the UAE you cannot directly pay for real estate with cryptocurrency - it is prohibited. Simply exchanging and bringing the funds is not an option either: the developer's bank will not accept it. Dmitry conducted everything correctly: through a licensed gateway with real estate accreditation, converted USDT to dirhams in escrow, issued a Manager Cheque. The developer accepted without question, registered the off-plan property on the Palm, and granted a 10-year visa.
