How the Guest Investor programme works

Hungary admits investors under Act XC of 2023: the Guest Investor programme has run since 1 July 2024. The applicant obtains a guest investor visa, enters the country and only then makes the investment. In return a residence card is issued for ten years at once — the longest first term among the European programmes.

A card for ten years at once

There is no need to renew the status every two or three years. The card gives the right to work and run a business in Hungary and is renewed for another ten years while the investment is kept.

The investment comes back

€250,000 in units of a licensed property fund, redeemed after five years on the fund’s terms. The threshold does not depend on the family composition: the amount is the same for a single applicant and for a family.

The investment is made after entry

The order differs from other programmes: first the guest visa and the entry, then the purchase of units within a set period. That affects how trips are planned.

This is a residence permit, not citizenship

There is no requirement to live in the country, but the status by itself does not lead to a passport either: naturalisation is possible after eight years of actual residence and passing examinations.

What the Hungarian residence card gives you

Travel around Schengen without a visa

The residence card gives the right to stay in the Schengen countries for up to 90 days in every 180. It does not give the right to work as an employee in other EU countries.

Ten years with no renewals

The first term of the card is ten years, then a renewal for another ten. No annual confirmations and no short renewal cycles.

The right to work and run a business

The status allows employment and business activity in Hungary — unlike programmes where the investor is limited to a passive status.

A status for the whole family

A spouse, minor children and dependent parents receive cards on the same investment — the size of the investment does not depend on the composition.

The investment comes back

The fund units are redeemed after five years on its terms. This is not a non-refundable contribution, but not a guaranteed deposit either: the result depends on the fund’s management.

Tax residency follows actual residence

The status in itself does not make you a Hungarian tax resident: residency arises on living in the country for more than 183 days a year. We work out the tax consequences separately.

Why people arrange Hungarian residency

Hungary is taken for a long status in the centre of Europe: a card for ten years, an investment that comes back and no requirement to live in the country. For a family that is a calm horizon without endless renewals.

A long status with no renewals

Ten years is a horizon on which you can plan school for the children, a business and a move. Other European programmes make you return to the paperwork every two or three years.

The money comes back

After five years the fund units are redeemed. For those not ready to part with capital for good, that is a fundamental difference from the Caribbean contributions.

The centre of Europe

Budapest is two to three hours’ flight from most European capitals, with direct flights and clear infrastructure for a family.

The right to work and open companies

The status does not lock the investor into a passive role: you can hire, work yourself and run a business in the country.

Education for the children in the EU

Children receive the status together with their parents and study in Hungarian and international schools on equal terms with residents.

Where you can travel on the residence card

A Hungarian residence card gives the right to live in the country and travel around Schengen, but it does not replace an EU passport.

Mode 01

Hungary without limits

Entry, exit and residence in the country at any time for all ten years the card is in force. There is no compulsory minimum of days.

Mode 02

Schengen, 90 days in 180

Travel around the Schengen countries without a visa — up to 90 days in every 180. The card does not give the right to work as an employee in other EU countries.

Mode 03

Work and business in Hungary

The status allows employment and business activity in the country — no separate permit is needed.

Mode 04

The rest of the world on your own passport

You travel to third countries on your current passport of citizenship: that is what sets the visa regime, not the residence card.

Who gets a card with you

Residence permits go to everyone entered in the application — the cards are issued for the same term. Open a row to see the conditions.

10 / How it works

How the Hungarian residency process works

STEP 1

The preliminary check

We go through the situation: the applicant’s citizenship, the family composition, the source of funds, past refusals and Schengen entry bans. We calculate the all-in budget before any costs.

STEP 2

The guest investor visa

We arrange the visa on which the applicant enters the country. That is a feature of the programme: the investment is made after entry, not before filing.

STEP 3

Choosing the fund

The fund must be registered with the National Bank of Hungary and entered on the list for the programme. We check the strategy, the fees, the life of the fund and how the units are redeemed.

STEP 4

The investment

We buy €250,000 of fund units within the set period after entry. The management company confirms the subscription and the bank checks the source of funds.

STEP 5

Filing the documents

We assemble the pack for the whole application, pay the state fees and prepare the translations and notarial certifications. The filing goes through our office in Budapest.

STEP 6

Biometrics and consideration

Giving fingerprints and a photograph, and consideration of the application by the National Directorate-General for Aliens Policing. The overall time is 4-6 months.

STEP 7

The residence card

A card for ten years is issued with the right to work and run a business. After that, a renewal for another ten years while the investment is kept.

€250,000 in units of a licensed property fund. The threshold does not depend on the family composition: the amount is the same for a single applicant and for a family with children and parents. The alternative option is a donation of €1,000,000 to an educational institution, but it is rarely used.

After entry into the country. First the guest investor visa is arranged, the applicant enters Hungary and buys the fund units within the set period. That order differs from most programmes, where the investment is made before filing.

The units are redeemed after five years on the fund’s terms. This is not a deposit with a state guarantee: the result depends on the fund’s management, so we check the strategy, the fees and the exit arrangements before entry.

No. The programme sets no requirement as to length of stay and the status is not cancelled for absence. You need to come to enter on the guest visa and to give biometrics.

A spouse by registered marriage, minor children and dependent parents. They all receive cards for the same term as the main applicant, and the size of the investment does not depend on the composition.

Yes. The status gives the right to work as an employee and to carry on business activity in Hungary without a separate permit. In other EU countries the card gives no right to work.

A residence permit in itself does not make you a tax resident. Residency arises on living in the country for more than 183 days a year or on moving the centre of your vital interests. On a move we work out the tax consequences in advance with a tax adviser.

Not automatically. The right to apply for naturalisation opens up after eight years of continuous residence, with an examination on constitutional matters in Hungarian. Without an actual move the status remains a residence permit.

4-6 months from filing to receiving the card with a complete set of documents. To that is added the time to arrange the guest visa and to enter the fund after arrival.
