None of the three options require moving. Greece: golden visa for real estate
The Greek Golden Visa is the most famous EU real estate program and at the same time one of the most flexible in terms of availability. There is no minimum period of stay at all: you can not spend a single day in Greece and can easily renew your status every five years as long as the investment remains.
From 2024-2025, the thresholds have increased and began to depend on the region:
- 800 000 € - in the most expensive areas: Athens, Thessaloniki, Mykonos, Santorini and islands with a population of over 3,100 people.
- 400 000 € - in other regions of the country.
- 250 000 € - only for special cases: transfer of a commercial property into a residential one or purchase of a building - an architectural monument for restoration.

Entry threshold - from €300,000 plus VAT. You can invest in new real estate from the developer, shares of Cypriot investment funds or shares of local companies. Additionally, it is required to confirm a stable income abroad: from 50,000 € per year for the main applicant, plus 15,000 € for a spouse and 10,000 € for each child.

The main nuance of 2026: Cyprus is not yet part of Schengen. As of early 2026, the country remains outside the zone, and a Cypriot residence permit in itself does not provide visa-free entry into Schengen. The issue of entry is being discussed, but there is no final decision. This means that for free travel throughout continental Europe, Cypriot status is today less convenient than Greek or Hungarian.
Hungary: Guest Investor Program for 10 years
The Hungarian Guest Investor Program (GIP) appeared in 2024 and quickly became a favorite of those looking for status insurance without moving. The reason is simple: a residence permit is issued immediately for 10 years and is extended for another 10, and you don’t need to stay in the country for a single day.
Basic login option - attachment from 250 000 € into an accredited real estate fund, at least 40% of whose assets must be in residential real estate in Hungary. The share must be held for at least five years. There is also the option of directly purchasing a home, but the fund is the most proven way.
The process is structured in two steps: first, the investor receives a six-month visitor investor visa (allowing a stay of 90 days out of 180), and within approximately 93 days after entry he fulfills the investment requirement. Hungary is a full member of Schengen, so the status immediately opens up freedom of movement across the 29 countries of the zone. Family members receive the same 10-year license. It is also worth considering the context: GIP replaced the previous Hungarian scheme with state bonds and is considered more transparent. All three programs follow a similar logic, but differ in details.
- Greece. Selection of an object - legal verification - purchase - application for a residence permit. Biometrics can be taken in Greece; much is done by proxy. The result is 2-6 months.
