How it works

Five steps to the first lease

  1. 01

Inspection and valuation. We view the property, record its condition and name a realistic rent for the area.

  2. 02

Management agreement. We sign an agreement with the owner: scope of work, expenses and reporting. A power of attorney covers actions in Greece.

  3. 03

Getting ready to let. Minor repairs, cleaning, photos and the listing.

  4. 04

Tenant and lease. We check the candidate, sign the lease and register it with AADE.

  5. 05

Management. We collect payments, look after the property and send reports for as long as the agreement runs.

Important for the Golden Visa

Short-term letting can cost you the residence permit

Under Law 5100/2024 a property bought for the Golden Visa under the new rules may not be let short-term - for up to 60 days, including through holiday rental platforms. A breach can lead to the permit being revoked and a €50,000 fine.

Long-term letting is allowed. That is why we let Golden Visa properties only on long-term leases and check which rules your property was bought under.
