Timur's plane landed in Athens at seven in the morning. We met him at the airport and the first thing we did was take him not to properties but to breakfast. After a night flight a person needs coffee and a calm conversation, not a floor plan of sixty square metres.

Timur is a Russian citizen. Many years ago he and his wife Olesya obtained Russian citizenship and gave up their previous ones for it: he gave up Azerbaijani citizenship, she gave up Ukrainian. Years passed, and the family realised that one passport for the two of them was not enough. That is where our work began: first we restored Timur's Azerbaijani citizenship, then took on Olesya's Ukrainian citizenship, and then a residence permit in Greece.

During three days in Athens Timur viewed properties not only with us: he spent the second day and half of the third with other companies. He came back to us. And not only for an apartment: he invested 2 million euros in our building restoration projects straight away and brought in another million from his partners, and his friends came to us for Vanuatu passports and became investors too.

Client story

A family that once had three citizenships

Giving up citizenship for one passport

Many years ago, to obtain Russian citizenship, Timur and Olesya had to give up their previous citizenships: he his Azerbaijani, she her Ukrainian. At the time it seemed a formality. Years later it became clear that along with the passports the family had given up part of its freedom of choice.

A passport that can be regained

Timur came to us asking whether anything could be regained. We checked him against the databases, traced the history of his citizenship and found that restoring Azerbaijani citizenship in his case was not as hard as he had feared. We carried out the restoration, and Timur has an Azerbaijani passport again. Next we took on Olesya's Ukrainian citizenship - that process is now in its final stage.

The next step - Europe

With their citizenships restored, the family moved on to the main goal: a residence permit in Europe. They chose the Greek Golden Visa - a status for buying property that does not require living in the country permanently. What remained was to find a property worth flying to Athens for.

Where it could go wrong

Where it could go wrong

In the Golden Visa the main mistake happens not in the documents but in choosing the apartment. For years to come the property determines the status, the income and the family's peace of mind. Timur had five such points.

a property "for the visa" rather than for income: many sell apartments that meet the threshold but then stand empty for years or rent for next to nothing;

  1. 01comparison with other companies: Timur viewed properties with two other companies in parallel, and the decision was made by comparison, not on our word;
  2. 02remote management: the family does not live in Greece, and without a management company an apartment turns into endless calls - repairs, tenants, bills;
  3. 03two teams of lawyers: Timur brought in his own lawyers, the property check runs through negotiations between two sides, and any inaccuracy in the documents will surface;
  4. 04the family's documents: before applying, both spouses' papers must be in order, including the restored citizenships.

Before and after

Before and after

What changed for the family - only the facts of this case.

Before
Citizenship

Only Russian for both spouses: they once had to give up Azerbaijani and Ukrainian citizenship

Property

Offers from different companies: many properties that meet the threshold but bring no income

Europe

No status in Europe

Role

A client comparing companies

After
Citizenship

Timur's Azerbaijani citizenship restored, Olesya's Ukrainian citizenship nearly complete

Property

An apartment in Athens under the 250,000 euro threshold with a guaranteed 5% annual rent for 5 years and our management

Europe

Property chosen, both sides' lawyers are checking the documents, Golden Visa application in preparation

Role

Partner investor: 2 million euros of his own and 1 million from partners in our restoration projects

Takeaway. Timur was not choosing the cheapest way into the Golden Visa but an apartment that works for him for five years without his involvement.

How it went

How it went

The trip step by step: what happened, where the client compared, and why he stayed with us in the end.

  1. 01

A meeting at seven in the morning

The flight was early, Timur landed at seven in the morning. We met him at the airport and went not to properties but to a cafe: breakfast, coffee, a conversation about what he actually needed. Then to our office. There we showed the projects we work with, explained how they differ, and only then went to view. On the first day we managed about five properties.

  2. 02

"1 euro, then I'll hear their offer"

While Timur was viewing apartments, Sergej was sitting in a developer's office in Athens negotiating. Timur sent a question: what is the final price? Sergej replied: what price do you want, I will make them an offer right away. The answer came a minute later: "1 euro, then I'll hear their offer!!!!". A joke is a joke, but the bargaining was serious: we pushed for the lowest price for the client.

  3. 03

The day Timur spent without us

On the second day Timur arranged meetings with other companies and went to view their properties. To be honest, we do not like that. When a client goes around with other agents in parallel, he sees many properties that meet the Golden Visa threshold but bring no income. We accepted it and told Timur directly: choose who to work with, and we will show you why our properties are better.

  4. 04

Half a day that decided everything

Timur split the third day in half: half with another company, half with us. We showed him several more profitable properties. We do not recommend bad options and do not sell what simply needs to be offloaded: we select only properties we are ready to answer for. Even the viewing had a Greek touch: the owner was late because of a strike at a government office, Timur replied "No rush", and after the viewing he immediately asked about the essentials - the notarial title and the engineering documents. He compared and settled on our option.

  5. 05

An apartment that works on its own

The chosen apartment brings a guaranteed 5% a year for five years. Our company takes on management and maintenance: tenants, repairs, bills. Timur does not need to fly to Athens because of a leaking tap - he gets income and status.

  6. 06

    Lawyers versus lawyers

The day after the viewing we set up a group chat: the client, us and our partner in Athens. The seller sent the property documents there, including the plans from the building permit, and we suggested Timur add his own lawyer. Now Timur's lawyers are negotiating with ours. We welcome that: when two independent teams check a property, the client is at ease and we have nothing to hide. The next step is the Golden Visa application.

  7. 07

    From client to partner

A client's story usually ends with the keys to an apartment and a residence card. Here it was only beginning. Besides supporting transactions, we buy old buildings in Greece, restore them and bring them back into use. Over three days Timur saw how we choose properties, how we bargain and how we turn down what we would not buy ourselves. After that he asked a question clients rarely ask: can I earn together with you?

  8. 08

    2 million euros into restoration

He can. Timur invested 2 million euros in our restoration projects straight away and then brought in another million from his partners - 3 million euros in total. The logic of such projects is simple: an old building in central Athens is bought below market because it needs work, and after restoration it is worth and earns considerably more. For scale: a nine-storey 1,101 m² building in Piraeus is currently for sale at exactly 2,000,000 euros. We do all the work - sourcing, document checks, permits, construction and management. Timur joined our work as a partner who had already seen us in action, not as a buyer from an advert.

  9. 09

Houses with history in central Athens

Our catalogue shows which buildings we select for such projects. For example, a historic 1910 building in Neapoli, 600 m² for 950,000 euros: it stands at the foot of Lycabettus and needs full reconstruction. Or a listed 1900 building by Metaxourgeio metro, 533 m² for 595,000 euros: three levels, high ceilings, old wooden staircases. After restoration such houses are let as offices, education centres and apartments, and their historic value only grows.

  10. 10

    Where a first project starts

Not every investor needs a nine-storey building. Smaller buildings work for a first project too: for example, a four-storey 1920 house in central Athens, 275 m² for 400,000 euros, with painted ceilings and historic balconies. Buying, restoring and letting such a house is a clear one-to-two-year project, after which the investor sees the result with their own eyes. Timur started with a large project because in three days in Athens he saw how we work and did not need to test us on a small one.

  11. 11

    Friends who came next

The best recommendation is not a review but a friend the client brings himself. After Timur, his friends came to us. For some we are arranging Vanuatu passports, for others Greek residence permits, and they too decided to invest with us. For the finished properties, investment contracts are now at the signing stage. We will tell their stories separately once we reach the result.

Expert comment

We are not afraid when a client compares. We are afraid when a client is sold an apartment that is only good for a visa. A Golden Visa means years of a property's life, and it has to work for the person: bring income, be maintained without their involvement and not drag problems along. Timur saw this for himself when he compared.

Before: a family from Russia had once given up Azerbaijani and Ukrainian citizenship and wanted a European status with an investment that generates income. What we did: restored Timur's Azerbaijani citizenship, took on Olesya's Ukrainian citizenship, showed properties during three days in Athens, bargained on price and chose an apartment with guaranteed rent. Now: both sides' lawyers are checking the property, we are preparing the Golden Visa application, and the client is joining our restoration project as an investor.

Practical takeaway

What we took away from this trip

  • Start the trip with a conversation, not with viewings: that shows which properties are worth showing at all.
  • Choose a Golden Visa property by income and management, not only by the threshold.
  • A multi-year rental guarantee and a management company take the apartment off the family's hands.
  • The client's own lawyers are not a threat but a plus: two checks are more reliable than one.
  • A lost citizenship can sometimes be regained. Start with a database check.

FAQ

Questions people ask in a similar situation

01Can citizenship given up for Russian citizenship be restored?

In some cases, yes. It depends on the country and the person's history. In this case we checked the client against the databases and restored his Azerbaijani citizenship; his spouse's Ukrainian citizenship restoration is in its final stage.

02Can an apartment bought for the Golden Visa be rented out?

Yes, long-term rental is allowed. In this case the property brings a guaranteed 5% a year for five years, and our company handles the management.

03Is it fine to view properties with several companies?

It is, but compare not the number of properties but their returns, documents and who will manage the apartment after purchase.

04Can I bring my own lawyers?

Yes. In this case the client's lawyers are negotiating with ours, and the property is checked from both sides.

05Can I invest together with BRIDGES after the Golden Visa?

Yes. We buy and restore buildings, and clients can join these projects as investors. Terms are discussed for each specific property.
