Error 2. SPK/GEDAS score was below the threshold
This mistake is a continuation of the first, but it also occurs among those who buy . In 2026, there is a rule of three values: the price actually paid through the bank (with a DAB currency certificate), the value according to the GEDAS report and the amount recorded in TAPU upon transfer of rights - each of the three must be at least 400 thousand dollars. Error 4. Dirty source of funds without confirmation of the origin of the money
Since 2026, payment is accepted exclusively by bank transfer, cash is not acceptable, and each payment is accompanied by a DAB (Doviz Alim Belgesi) currency certificate. Mistake 6: Underestimating taxes and hidden costs
The investor considers the threshold - 400 thousand dollars - and thinks that this is the budget. In fact, there are taxes and fees on top, which easily add 6-10% to the cost of the property, and sometimes more. The Turkish tax system is transparent, but that is why every fee is real and cannot be circumvented.

Error 8. Discrepancy between the name in documents and transliteration
The applicant's first and last name goes through several systems: national passport, Turkish translation, TAPU, bank documents, citizenship application. If in one place it is written Sergei, in another Sergey, and in a third Serguei, the state sees different people - and this is a real reason for delay or refusal.

Error 9. Added a family member to the application late
