In plain words

The property threshold is the minimum value of a property at which the investment counts under a golden visa programme. It is the first thing clients ask about and, at the same time, the subject of the most misconceptions.

The point is that the amount is only one of the conditions. Programmes usually set additional requirements: the type of property (residential or commercial, new build or resale), the location zone — some countries have geographical restrictions — the form of ownership, whether the threshold can be reached with several properties, the holding period and restrictions on letting. A property at the right price but of the wrong type or in the wrong zone will not satisfy the programme.

The second point is changeability. Thresholds and rules are revised regularly, sometimes with a short transition period. You cannot rely on an article from a year ago or on what the seller says. The conditions are checked against official sources as at the date of the planned deal, and this is one of the main reasons why a purchase for a programme is supported separately.
