Client's Story
Where they started
Mark is the owner of a financial company from London, a man accustomed to thinking in terms of assets and returns. After Brexit, he, like many British citizens, lost his former EU resident status and calmly decided to restore it - not in panic, but as a rational investor who wants both status and working capital.
Why the standard route did not work
Residential real estate for permanent residence did not particularly appeal to him: an apartment for status would simply sit idle. Mark thought differently - if he had to invest a substantial sum anyway, it might as well generate income. Therefore, he immediately looked toward commercial real estate - an office that could be leased to a tenant.
What BRIDGES had to solve
It is important to note a favourable detail: Cyprus's permanent residence programme permits investment not only in residential property but also in commercial real estate of suitable value. That is, a Class A office with a tenant could simultaneously serve as the basis for status and as an income-generating asset - exactly what an investor needs.
Why a standard answer would not do
Mark turned to BRIDGES for expert selection: to find a quality office in Nicosia (the business capital of the island), verify it and the tenant, and obtain permanent residence - without complications, as a normal investment transaction with the added pleasant benefit of EU resident status.
After Brexit I lost my EU status and wanted to regain it, but sensibly - so the money would work for me. A residential apartment for permanent residence did not inspire me; it would simply sit idle. Igor proposed the commercial route: a Class A office in Nicosia with a tenant. It provides both status and generates approximately 6.5% per annum. Igor verified both the property and the tenant, handled everything smoothly. I obtained EU residency and an income-generating asset in a single transaction.
